Investing in Storage Businesses
It is important to remember that operating a mini warehouse location is operating a business. It is not a real estate investment. We have achieved the best results by building new facilities. We have realized superior returns over several years and projects. We have also purchased existing storage businesses when presented attractive opportunities. Each project has a unique set of limited partners. Partners choose the amount of investment for each transaction separately. All of the partners agree that it is prudent to have a smaller investment in several facilities, rather than a large position in one or two. For most investors, the downside is that there is no cash return during the period of construction and lease up. This period can be as long as 3.5 - 4 years. Once distributions start, they have been steady and growing. We build and operate facilities for the long term. We do not intend to sell the projects to achieve capital gains. We have no exit strategy. The goal of our partners is long tern income producing investments. |
